- Identification
- Proof of income: a payslip, an SGK service record, or a tax registration certificate
- The title-deed details or the listing of the property you are buying
- A valuation report prepared by the surveyor the bank appoints
- A compulsory earthquake insurance (DASK) policy
What decides the answer
- The surveyed value of the property — the bank sizes the loan against that, not against the sale price
- The loan as a share of the surveyed value; the ceiling is set by regulation
- Your Findeks score and the instalment as a share of your income
- The age of the building and its occupancy permit; very old or unpermitted buildings may not qualify
Common questions
Who pays for the valuation?
The applicant pays the valuation fee, and it is not refunded if the loan does not go through. The amount is in the bank's own schedule of product and service fees.
Can I borrow the full value of the property?
No. The loan as a share of the property's value is capped by regulation, and you have to cover the rest as a down payment.
Can I move my existing mortgage to another bank?
Yes — that is a mortgage transfer. Choose it as the loan type on the request form and bankers will tell you the rate they would take it over at.
Does leaving a request affect my credit score?
No. A request is not an application; nothing is queried at any bank and no Findeks record is created.
