Documents needed for a loan

The documents banks usually ask for, by loan type. The list varies from bank to bank; the banker who takes your request tells you the exact one. Leaving a request on KrediBul needs no documents.

What every consumer loan asks for

For a personal loan, a mortgage or a car loan, banks usually ask for these first:

  • Identification: your Turkish ID card
  • Proof of income: a payslip or your SGK service record from e-Devlet; if you are self-employed, your tax registration certificate and income tax return
  • Your address: a residence certificate from e-Devlet; some banks ask for a utility bill from the last three months

Mortgage

The bank lends against the home you are buying, not against you, so the home's papers are asked for too.

  • A copy of the title deed of the home, or its title-deed details
  • The occupancy permit (iskân); homes without one may not get a loan
  • A valuation report: the bank appoints the surveyor, the applicant pays the fee, and it is not refunded if the loan is not granted
  • A compulsory earthquake insurance (DASK) policy

A second-hand home

The documents are the same. The bank sets the loan amount by the valuation, not by the sale price; the home's age and occupancy permit count too.

Mortgage refinancing

Moving your mortgage to another bank, you are also asked for the current loan's payoff letter and payment plan.

Car loan

The car itself sets the loan's ceiling: the invoice value for a new car, the insured value (TSB list) for a used one, and its age.

  • For a new car, a proforma invoice
  • For a used car, the vehicle registration and its insured (kasko) value
  • A comprehensive insurance policy; most banks require one while their lien is on the car

Business loan

For a business loan the bank looks at the business rather than the person; the business's papers take the place of the consumer documents.

  • Tax registration certificate and signature circular
  • Certificate of activity and the trade registry gazette
  • Balance sheet and income statement for the last two years; for a sole trader, a summary of the business ledger
  • Current letters confirming no outstanding tax or SGK debt
  • Documents for whatever is offered as collateral

Tradespeople and the self-employed

Without a payslip, your business's papers show your income. For a personal loan, banks usually ask for:

  • Your tax registration certificate (vergi levhası)
  • Proof of chamber membership: from the chamber of tradespeople and craftsmen (esnaf ve sanatkârlar odası) or your professional chamber
  • Last year's income tax return
  • If the bank asks, your turnover or financial statements

If the loan is for your business, the business loan documents are asked for.

A request needs no documents

An amount, a term and a way to reach you are enough. Bankers write to you through KrediBul and tell you there which papers they need.

Frequently asked questions

Do I need to upload documents to leave a request?

No. A request needs an amount, a term and a way to reach you; documents come in only once you start writing with a banker or apply to a bank.

How do I send documents to a banker?

Once you have shared your contact details with a banker, you send them in the KrediBul conversation: PDF, JPG or PNG, up to 6 MB. Only you and that banker can see the file; it is deleted after 60 days.

Which documents can I get from e-Devlet?

The residence certificate and the SGK service record come from e-Devlet.

If my documents are complete, will the loan be granted?

No. The documents do not decide it; your Findeks credit score, the instalment's share of your income and, for a mortgage or a car loan, the valuation or insured value do. The decision is the bank's.

Is the list the same at every bank?

No. Banks may ask for different documents for the same loan; this page lists what is usually asked for. The banker who takes your request tells you the exact list.
